The Dollar, The U.S. and us

So the proverbial shit has hit the fan - and the whole housing market to the south of us just plain stinks. So are we going to get hit with the same stuff? Is our economy going to go belly up? Are we really in the same ship as the U.S.

No - simple answer. Why? A multitude of reasons. But basically:

This whole sub-prime lending thing that nailed the U.S. market has not been allowed to happen here. Our lending institutions were more cautious than our neighbours to the south.

The housing market downturn, is sending shockwaves throughout the whole economy as people are tightening their purse strings and not pumping money into the economy. With Christmas coming, the big question is whether people will start spending money - and charge the economy with cash - otherwise spring time will be more doom and gloom.

So the market is still good in Canada, very good, there are a lot of buyers and many sellers.

The key is to PRICE YOUR PROPERTY RIGHT!!

IMPORTANCE OF GETTING PRE-APPROVED

I just had a rather bad experience dealing with a new real estate sales representative. We negotiated a deal on my listing at 50 Kingsbridge Garden Circle, unit 1209. We agreed on the price and conditions, and we, as the vendors, were waiting for the buyers to fulfill their conditions, when we received a phone call that the buyers, even though I was assured that they would have no problem obtaining financing, were not able to qualify for a mortgage. My office had already received the certified deposit cheque and so it would take at least a week for the buyer to receive his money back - preventing him from persuing any other properties that would fit his budget, and creating complications for everyone. My advice is to get pre-approved. It gives you a better idea of what price range to look in and saves any possible disappointment and frustration. So please get pre-approved.

NEW CONDOS - AGENT PREVIEWS

I just got back from the agent registration of BY THE SEA CONDOMINIUMS - it was crazy!! The first agent showed up at 9am this morning, and by 4 pm there were already 58 agents in line.....and the sales start tomorrow. So there are going to be some agents spending the night "by the sea." This is a sale only for agents and their clients - can regular people compete - not a chance. Out of the 279 suites offered about 50% having the most desirable views - South and South-East. Those 140 or so suites will go like hotcakes - even with the limit of 2 units per agent. My suggestion if you are looking to buy pre-construction - GET AN AGENT!! Especially if the builders have a pre-registration for agents. Our clients get lots of free upgrades too, so it is a win-win situation....and you do not have to spend the night on Lakeshore and Parklawn!
